Very true.  In addition to paid domain appraisals I would suggest using the free appraisal tools offered by sedo.com and valuate.com to get an estimated range for  your domain.  Keep in mind also that if you are selling the domain to a fellow domainer (as opposed to a retail customer) the selling price will probably only be 30% of the appraised retail value.
